Specialist Options Homeloan

 

 

Loan Purpose

Registered 1st mortgage for owner occupied or investment purchase, refinance or debt consolidation.
Exclusions -Loans to repay director’s loans provided by their own company or loans to assist with the purchase of a start up business which the applicant will be operating.

 

Suitable Borrowers

Self employed borrowers (ABN for 1+ year & registered for GST) or self employed & PAYG borrowers who can provide standard income evidence for the last two financial years.  Company borrowers acting as trustee ok. No loans with sole company borrowers are permitted. Clear credit history is not essential. Self employed borrowers have the option of self certifying their income.

 

Loan Amounts

$50,000 to $2,500,000 (Subject to geographical area & normal lending parameters)

 

Maximum LVR

Maximum LVR 90% LVR ( Max LVR also varies with location & credit category)

 

Loan Term

Minimum 7 years  up to maximum of 40 years

 

Repayments

Principal and interest, no interest only option. Interest is calculated daily on outstanding balance. Additional repayments may be made at any time.

 

Redraw Facility

A fee of $25 applies and the minimum redraw allowable is $1,000.

 

Loan Statements

Download a statement for free at any time via your internet banking. Statements are also posted bi-annually (end of year & end of financial year)

 

Acceptable Securities

Registered 1st Mortgage over your residential/rural residential owner occupied or investment property. Vacant land considered to 80% LVR. Minimum 50msq maximum of 5 acres. 

 

Exit Fees  

Applicable during the first 36 months of loan duration. Equal to 4 times notional monthly interest.

 

Establishment Fees

No ongoing or application fee. $990 completion fee (per single security). Loan Risk Fee 0.5% to 80% LVR, 1.5% to 85% LVR, 2% to 90% LVR.

 

Mortgage Insurance

Not applicable

 

Defaults

Borrowers with loan arrears, credit defaults & discharged bankrupts will all be considered on a case by case basis. Defaults under $500 & those paid more than two years ago are disregarded. Paid and unpaid telecommunication, utility and municipal rates defaults will be ignored, however must be cleared at settlement.

 

Portability

Yes. Transfer your loan to another suitable security property in the event you sell your existing security property. Simultaneous settlement must occur. Fees & charges may apply
